Step 4 – Visit Properties.
Once your lender has you pre-approved, I will take you wish list and prepare a report for you that show homes that match your list. These reports will give you the basic details about the homes, photos and virtual tours when available.
I will set appointments for you to see these properties when it is convenient for you. It will give you a better idea of what is available. After our first tour, you may want to revise your list somewhat.
There are certain things that happen when you start to view properties. One is that the photos were deceptive, either better than the property or worse than the property really is. Secondly, the descriptions that are in the multi-listing system are subjective to someone else’s interpretations.
When viewing homes, try and look at the structure, the room sizes, the location, etc. Not every home is in “show condition” and you need to try and overlook clutter, smell, etc. Actually, you will find that this is an adventure and it’s fun! Sometimes mind boggling!
Please keep in mind that in a Seller’s Market, homes that are priced right and in good condition go very quickly, sometimes within hours. In a Buyer’s Market, you will have a little more time in which to make a decision.
