Step 3 – Prepare a Wish List!. Most buyers already have a vision of the home they would like to purchase. However, as this search goes on, things change. Therefore, it is advisable to prepare a list that encompasses two aspects.
One is a list of things on your Wish List is what you must have:
• Size and style of home – 2000 square feet, ranch style (one level)
• Number of bedrooms and bathrooms
• Location – access to work place, neighborhoods, schools
• Time until you plan to move
The second list is for those things that you would really like, but could live without:
• Granite countertops and wood floors
• Fenced yard
• Formal dining room
• Backs to open space or a greenbelt.
• Community pool, tennis courts, clubhouse
We will use this Step 3 Wish List as a starting point to help you locate the house that most closely meets your needs and wants. This is an opportunity for us to talk about the pros and cons of neighborhoods, styles of homes and most importantly, what is reality based on market conditions.
We will also talk about things like move-in-ready, fix up and what exactly that means to you because it has a vary wide meaning. If you said 1 mile from something, does that preclude a home that is 1.1 miles away?
Your wish list also gives me a place to start as I sort through the properties that are on the market. Nothing is a good as actually visiting the property which is Step 4. Once you see what is on your wish list, you may change your list. Sometimes what looks good on paper isn’t quite the same in person.
