Step 2 – Get a Loan.
Not only are you purchasing a home, you are also purchasing a mortgage. The process of buying a home starts with determining your buying power – your borrowing capacity and your available cash.
This is a vital step in the buying process – often, the difference between having your offer accepted or rejected. It doesn’t make sense to start the process without first obtaining a “Pre-Approval” letter from a reputable mortgage lender and/or bank. This Pre-Approval letter will be submitted as part of your purchase offer.
As part of my service in Step 2 – Get a Loan, I will help you find the right lender and/or bank for your particular situation. The State of Colorado requires that all mortgage lenders and brokers are licensed by the Colorado Real Estate Commission. You can click on the link to find out if your broker is licensed. Colorado Real Estate Commission.
We will talk about your comfort zone. Many people can borrow much more than they are comfortable with spending. We will discuss the different options for purchasing a home – FHA, VA, Conventional or other borrowing options. The lender will work with you to obtain the best loan for you. I cannot give you financial information as I am not a lending expert, but I know several lenders who are experts.
Contact one of these lenders below and see what they have to say. I have worked with all three extensively and I know that what they tell you is the truth, that they will ensure the loan closes if all contingencies are met and they are really nice people!
