The purpose the final walk-through is to make sure that the house is in the same condition as when the contract was done.
It is to make sure that all inspection repairs were done, and done right.
It is to identify issues, (trash, dead lawn, different appliances, etc.) that may have occurred since the inspection due to seller neglect.
This is not a second inspection.
Should you find deficiencies, immediately let the seller’s agent know. Take photos of the damage and document it well.
It is the responsibility of the seller to hand over the house to the buyer as it should be.
Offer to bring the lock box for the listing agent to closing if you have had a good rapport throughout the transaction.
